Industry Odisha Bureau, Sep 19: Dubai hotels are seeing occupancy recover ahead of winter. Rates, however, remain below last year’s levels. Indian travellers are emerging as an important source of demand. Operators are prioritising occupancy before rebuilding pricing power.
Occupancy Recovers Faster Than Rates
Several Dubai hotels are operating near 70% occupancy. December occupancy could rise toward 80%-85%. That period traditionally marks Dubai’s peak hospitality season. Rates are expected to recover more slowly. Some operators foresee discounts reaching 10%-15%.
Indian Travellers Support Recovery
Indian travellers are helping offset weaker international demand. Proximity gives India an advantage during disrupted flight operations. Leisure bookings from India are strengthening. MICE demand is also showing improvement. Destination weddings are adding another source of hotel demand.
Hotels Focus on Filling Rooms
Dubai hotels are currently prioritising room occupancy. Maximising average daily rates is taking lower priority. That strategy supports volume during uncertain market conditions. However, weaker rates may limit revenue recovery. Profitability could therefore lag occupancy gains.
Festive Travel Could Lift Demand
Diwali and Dussehra are expected to support bookings. Christmas and New Year should provide another major boost. Festive demand typically lifts Dubai hospitality activity. Indian travellers could play a larger role during this period. Hotels are preparing for stronger winter occupancy.
Air Connectivity Remains Crucial
International flight recovery remains important for Dubai hotels. Several routes are still rebuilding capacity. Some carriers have not fully restored Gulf services. That keeps Indian travellers especially important. Better connectivity could accelerate broader market recovery.
Rates Remain Key Challenge
Occupancy has moved closer to pre-disruption levels. Rates have not recovered at the same pace. That gap is now the hospitality sector’s main challenge. Hotels must balance pricing discipline with room demand. Aggressive discounting could weaken revenue quality.
India Becomes Demand Cushion
India remains among Dubai’s strongest source markets. Indian travellers are increasingly visible across leisure segments. Corporate travel is also returning. Wedding traffic adds another important demand channel. This broadening demand strengthens Dubai’s winter outlook.
December Will Test Recovery
December could become the clearest test for Dubai hotels. Occupancy may approach last year’s levels. Rates could still remain lower. That divergence will shape revenue performance. For now, Dubai hotels are rebuilding occupancy before restoring rates.
